Video Overviews & Scripts

In this section, we provide a short description, script and example video for each video you'll be recording.

1. Wave


Goal:

Smile, wave, and keep it simple! This video will be used to catch the users attention to click and open the widget. It will be a looped video, so it’s easiest if the wave is simple. No sound or narrative is needed for this video. If you would prefer to not be camera at all, we can use a templated waving video.

Suggested Lengths:

5-10 seconds

2. Website Welcome Video


Note: We will edit these videos so please ignore the transitions and sliced scenes :)

Goal:

This is the first video that users will see when they expand the widget. Your goal is to make them feel welcome, explain 1-2 features that make your property unique, and encourage them to explore. Below are some script examples you can use as inspiration to craft you own custom welcome video. Also make sure to encourage them to “Take a Virtual tour of the property, Schedule a tour, Match with their preferred floor plan, or apply.”

You can either send us a voiceover recording of your script or you can send over the copy of your script and we will have a voiceover expert create the audio. These options are available for all videos.

Suggested Lengths:

30 - 45 seconds

Example 1:

“Hello and welcome to [Property Name]. I'm [_________], the Community Manager, and I'm thrilled to show you around. Discover our [open and modern] floor plans and amazing amenities like [amenity 1], [amenity 2], and [amenity 3]. We know how important location is, which is why we're proud to be located in the heart of [neighborhood/city], near [popular location 1], [popular location 2], and [popular location 3]. Whether you want a cozy studio or a roomy two-bedroom, we have it all. Our [fully/semi/unfurnished] apartments cater to your lifestyle. Take a virtual tour to explore our community or schedule an in-person/virtual visit. Ready to apply? We're here to assist you every step of the way. Thanks for considering [Property Name] as your new home – we can't wait to welcome you!"


Example 2:

“Hi and welcome to [Property Name]. My name is [_________ ] and I'm the Community Manager. [Property Name] is truly a wonderful place to call home. We have a variety of spacious floor plans ranging from [1 bedroom to 3 bedroom], a well as a number of luxurious amenities like our [resort-style pool and media room]. Cozy up by the fireplace in your spacious apartment, or play a round of pool at our Clubhouse game room. We also are located in the trendy [Heights] neighborhood, which means there are plenty of coffee shops, bars, and more within walking distance. If you're interested in seeing our favorite floor plans and amenities, click "Take a Virtual Tour". Otherwise, if you'd rather see the units and amenities for yourself, you can schedule an in-person or virtual tour. Ready to apply? Example 3 (Student Living):

“Hi and welcome to [Property Name]. My name is [_________] and I'm the Community Manager. [Property Name] is the perfect place to call your home away from home during your college years. Not only do we offer [spacious and inviting] floor plans, but we also have some awesome amenities like amenity 1 and amenity 2, amenity 3. With [nearby popular locations to highlight; campus, stadium, shops, restaurants, etc.] nearby, you’ll have plenty of cool spots to check out while still making it to class on time. If you're interested in seeing our favorite floor plans and amenities, "Take a Virtual Tour". Otherwise, if you'd rather see the units and amenities for yourself, you can schedule an in-person or virtual tour. If you're ready to apply, just "Apply" to begin the process. Thanks for touring Property Name and we can't wait for you to call this place home.”


Example 4 (Student Living):

"Welcome to [Property Name]! I'm [_________], your Community Manager. Our [spacious] floor plans and top-notch amenities, like [amenity 1, amenity 2, amenity 3], create the ideal college living experience. Conveniently located near [highlight nearby popular locations], you can balance studies and leisure effortlessly. Explore our fantastic spaces through a 'Virtual Tour' or schedule an in-person/virtual tour. Applying is easy – just click the apply button to get started and you're on your way to calling [Property Name] home. Thanks for considering us; we can't wait to welcome you to our community!"

3. Virtual Tour Overview


Goal:

This video is an overview of what users can expect to see in the virtual property tour. The script below shows an example of how properties usually highlight quick floor plans and amenities that users can see in more detail if they select the “Floor Plans” or “Amenities” options. If they like what they see, remember to encourage them to schedule a tour or apply below.”

“Here at [Property Name], we offer wonderful amenities such as our [amenity 1, amenity 2, and amenity 3]. We also offer a variety of floor plans such as our Floor Plan Style 1, Floor Plan Style 2, and Floor Plan Style 3 designed with your comfort in mind. Choose an option to explore our best amenities and floor plans here at Property Name.”


4. Floor Plan Videos


Goal:

Give a quick tour with features/benefits of the specific floor plan. Make sure to walk slowly and smoothly as you tour the floor plan. This video can have a voiceover component (as shown in the example video) or be visual only. If you choose to include a voiceover, make sure to remind them of the next steps at the end of the video. If the viewer would like to see the units in-person, encourage them to schedule a tour. Otherwise, if they’re ready to apply, encourage users to click the apply button to start the process.

Up to 60 seconds

5. Amenities Videos


Goal:

Give a quick tour with features/benefits of a specific amenity that is unique to your property. Make sure to walk slowly throughout the amenity so that the footage is nice and clear. These videos can have a voiceover component or be solely visual.

Up to 45 seconds

6. Additional Virtual Tour Videos


Our Virtual Tour logic is completely customizable to your property. This means that if there are additional things you want to show in your Virtual Tour we can add them in. Some ideas are:

• What’s around/neighborhood
• Parent info
• How to’s for common questions such as parking, picking up packages, etc.

At the end of the video, if the viewer would like to see the amenities or units in-person, encourage them to schedule a tour. Otherwise, if they’re ready to apply, encourage users to click the apply button to start the process.

7. Miscellaneous Videos (up to 3 videos)


Goal:

Any supporting videos of the property or surrounding neighborhood that we can splice into the website welcome and virtual tour overview videos. We encourage a pan of the property, signage, or surrounding neighborhood/shops.

5 - 10 seconds

Best Practices for Shooting the Video

In this section, we'll go over some tips and tricks for shooting the perfect video for your property.



Pick the right spaces

  • Your welcome video, floorplans, and amenities videos are a chance to highlight the best your property has to offer. Be mindful of the most visually appealing areas within your property to film your videos.
  • Avoid dark, dingy corners and harsh backlighting in favor of a bright space with plenty of natural light.
  • You'll also want to keep noise to a minimum without too much going on in the background.



Always film in portrait orientation

  • All videos should be shot in a portrait orientation for the best results.
  • Computer or laptop cameras will do the trick, but phone cameras are even better. Back cameras are usually higher quality than front cameras, so set up your phone or ask a friend to help you record to get the best shot.


The more footage, the better!

  • The best thing you can do is make sure to get a slow pan of each wall in every room you are showcasing. That way when our team is editing, we will have plenty of footage to choose from.
  • The video content is even more important for the properties that decide to do a non-guided Virtual Tour. Record as much content as you can for us to work with!

Video Standards and No-Goes

In this section, we'll go over the standards and requirements we have for your videos.


Videos Only, No Images 📹

  • In order to keep up the quality of our Virtual Leasing Agents, we do not accept still images in substitution of videos. If you have any concerns about recording your videos, you can always reach out to us at onboarding@leaseleads.co.


Still, Not Shaken 💫

  • Shakey videos are no fun for anyone to view, and that's why we require videos to be as still as possible. Using the gimbal we provide makes a big difference in this department!


Fuzzy Audio 🎙️

  • Any videos that have a lot of background noise, such as wind, music, cars, etc will be requested to be re-filmed.
  • If your microphone is hidden under a collar or other item, sometimes it can muffle the audio. Make sure nothing is blocking the microphone.

Frequently Asked Questions

Below are some of the most common questions we are asked about the video-making process.

1. How should I prepare and send the videos?

  • A shared folder such as DropBox or Google Drive is preferred, otherwise, email your videos to onboarding@LeaseLeads.co with your property name in the subject line. 
  • File Format must be in .mp4, .mov, or .webm format and no larger than 300 MB. 
  • If possible, please label the videos appropriately (e.g., welcome, floor plans 1 bedroom, etc) 

2. Does LeaseLeads™ provide any filming equipment?

  • We provide a Virtual Tour Filming Kit for each property team. This kit includes a wireless microphone compatible with most smartphones, as well as a stabilizer gimbal. While we recommend a light ring, it is not required. 

3. What type of editing is done for the virtual tour videos?

  • We ask that you trim your start and stop points on the videos and complete any edits you’d like to make prior to sending over your finalized versions.
  • We add music to your video that we have licensed rights to use. 
  • We also cut out any mistakes you’ve made during your video. It happens! We’ll do our best to note all mistakes, particularly in the longer videos. If you point them out to us when providing the videos that is even more helpful.
